Why is staging so important? A very small percentage of buyers - only 10% - can visualize the potential of a house.

The house you’re trying to sell often sends signals to potential buyers:
    • Laundry left out and unfinished chores remind them of everyday life… they’re looking for a fresh start!
    • To-do lists are a sign that the house needs work done.
    • Dirty bathrooms and kitchens may lead them to assume the house hasn’t been kept up.
    • Closets and cabinets packed full imply that space is limited.
    • Personal items and photographs make it harder for them to envision the house as their own.
    • A crowded room suggests their furniture may not fit.

The problem with the way we decorate our homes is that we are so very personal about it. Prospective buyers get distracted; they start to feel like they are intruding into someone else’s space. The goals behind staging and interior decorating/design are completely different. Staging is a marketing strategy that strives to make a house appeal to the majority and focuses on the features of the house. Interior design reflects the home owner’s personal tastes and focuses on the décor and furniture to create the ideal living space for that individual.

Just Perfect! offers both Vacant and Occupied home staging.

Initial Property Visit: Allows us to get to know you and your situation so that we can determine how we can best meet your needs. Allows you to get to know what we do, how we work, and how you will benefit.

Time - Approximately 30-45minutes

Investment - Your Time

Occupied Staging: Whether it is one room or your entire house, we will help you get your house prepared for buyers to love! You may have to get your hands a little dirty (of course, we can make arrangements so you don't have to). This service is offered in 3 Packages with optional add-on's to meet your needs and your budget. We will arm you with a list of items to tackle broken down into categories: Must/Should/Recommend. We continue to work with you and stage the home after some pre-staging tasks have been completed. We can even provide additional accessories to enhance your space. Marketing packages included in our most popular packages in order to help your listing with exposure leading to a fast sell!

Time - Approximately 1 hour - 2 days (not consecutive if client homework is required)

Investment - Starting at $299

Vacant Staging: Whether it is an older home, or new construction, staging your vacant home will fill it with the warmth and attractiveness buyers are searching for! While we typically recommend staging the 5 main rooms of the house, we will do as little as accessorize and as much as stage the entire house. We offer this service in 3 Packages as well, with optional add-on's to meet the needs and budget of any homeowner trying to get as much as they can out of their home, as quickly as possible. We not only provide the furnishings, but a list of recommendations that will greatly enhance your property's marketability. They will be divided into categories: Must/Should/Recommend. See our Project Coordination Services below if you would like us to handle these suggestions. Marketing packages are included in our most popular packages in order to help your listing with exposure leading to a fast sell!

Time - Physical Staging - Approximately 1 day

Investment - Starting at $1,395 for initial 3 months

Model Homes and Builder Partnerships: We offer a full range of customizable services for our builder and developer clients. From floor plan review with suggestions, to color selections, to staging... we can help you ensure your homes have the most appeal they possibly can to all the buyers out there. Often decreasing your time, energy and costs while increasing profits for you... we will make the perfect addition to your team. We also allow you the flexibility for your models to have a personality of their own, and for each floor plan to show uniquely.

Vacation + Furnished Rentals: We can stage properties that are for rent as well! We develop a proposal of improvements, organize, and make the property eye catching and inviting to anyone looking to rent or vacation in the area.

Investment - Starting at $650

Project Co-ordination: Sometimes, before Staging takes place, we will recommend other services be performed to maximize your properties' aesthetics and marketability. These may include: Painting, Landscaping, Flooring, Minor Repairs, Cleaning, New Lighting, Bathroom + Kitchen Updates, + More. Just Perfect! will co-ordinate all of the jobs and make selections of colors, fixtures, etc. in order to continue to appeal to the multitude of buyers. We can also act as a stand in for you with the contracted companies throughout the project(s)' timeline if you are out of town or unavailable. All individual contracts, relationships, and payment for these projects will be between the performing company(s) and the client (you). We have a number of affiliate companies that we work with (and some provide you with a discount because you are working with us!) but if there is another company you prefer, we are happy to work with them.
